Lately, more and more people on the forum are discussing buying a home. I’ve just gone through the mortgage process, and it felt like an uphill battle. I ran into a few pitfalls but also gained some valuable experience, so today I want to share my thoughts on choosing between Spain’s major banks. Hopefully, this can help others who are starting this journey.
There are many banks to choose from in Spain, but most of us end up dealing with the big players: Santander, BBVA, and CaixaBank. These three pretty much dominate the market. Santander feels like a huge, established institution with a comprehensive range of products. BBVA’s app and online services are excellent, perfect for young people who value convenience. CaixaBank has the most physical branches; you see them everywhere, which makes in-person banking very easy.
Fixed Rate vs. Variable Rate
Choosing the right type of interest rate is perhaps the most critical step in the entire Spanish bank loans process. Simply put, a fixed rate means your monthly interest payment stays the same for the entire loan term, offering peace of mind. A variable rate is usually tied to the Euríbor index—if the index goes up, so does your payment, and vice versa. A few years ago when Euríbor was very low, variable rates were very attractive, but in the current climate, I personally lean towards a fixed rate to play it safe.
Beware of Bundled Products
This is a unique feature of Spanish banks, and it can be a major pitfall! The bank offers you what seems like a very low interest rate, but it comes with the condition that you must purchase a series of bundled products from them, such as life insurance, home insurance, or even a pension plan. These vinculaciones can significantly increase your overall costs. When applying, make sure the bank provides a clear, written breakdown of the costs for all bundled products so you can calculate whether the deal is actually worth it.

I focused on comparing these banks and put together a very simple table for your reference:
| Bank | Pros | Potential Bundled Requirements |
| Santander | Stable product line, high international profile | Direct deposit of salary, home insurance, life insurance |
| BBVA | Great digital services, sometimes faster approval | Direct deposit of salary, home insurance, pension plan |
| CaixaBank | Extensive network of physical branches, wide coverage | Direct deposit of salary, credit card, various insurance policies |
Shopping around is the golden rule. Don’t be afraid of the hassle—visit several banks and talk to different managers. Everyone’s financial situation is different, and the terms offered by banks can vary dramatically. Wishing you all the best in securing your ideal loan and landing your new home soon!
