Step 1: The Preparation Phase

Opening a bank account is relatively faster, but you still need to choose the right bank and prepare your documents. This is often the most time-consuming and unpredictable part of the whole process! The bank needs to assess your financial situation and send an appraiser to value the property. The entire mortgage approval process can take a month if everything goes smoothly, but it’s not uncommon for it to stretch to two months if additional documents are needed or if it falls during a holiday period. At the same time, your lawyer will conduct a background check on the property to ensure there are no debts or other issues. Therefore, throughout the Spanish home buying process, patience is crucial!
Step 4: Signing at the Notary and Getting the Keys
When the bank approves the mortgage and all legal documents are ready, the most exciting moment arrives! The buyer, seller, lawyers, and bank representatives will meet at a notary’s office (Notaría) to sign the final property purchase deed. Once you’ve signed and paid the remaining balance, you get the keys to your new home on the spot! Legally speaking, at that moment, the house is yours. Although the process is long, the joy of this moment is worth it. All the previous worries are forgotten.
