Hola everyone! I’ve been thinking about buying a home in Spain recently and have spent the last six months or so researching, looking at many projects both online and in person. It feels like a deep dive, so I wanted to start a thread about buying property for residency in Spain to share some of the areas and new developments I’ve been eyeing, and hopefully get the ball rolling and hear your thoughts too.
Madrid is obviously a key location, especially the new districts in the north like Valdebebas. The area is well-planned with plenty of green spaces, is close to the airport, and many new developments come with swimming pools, gyms, and pádel courts. The downside is that prices are high, and the best units sell out very quickly. I’m following a project called Residencial El Jardín; the design and materials seem quite good, but the handover date is a bit far off.
As for Barcelona, I personally prefer the surrounding towns like Sitges or Castelldefels. There are too few new developments within the city itself, and the prices feel a bit inflated. The surrounding towns offer a great environment, are close to the sea, and have convenient commutes to the city. I recently saw a seafront apartment project in Badalona, the views are truly top-notch, with the Mediterranean right outside your window. However, I feel the amenities are not as comprehensive as those in Madrid’s new areas when you want to buy property in Spain.

If you’re considering it for investment or as a holiday home, the Costa del Sol in the south is definitely a hotspot. Especially around Málaga and Marbella, which have seen rapid price growth in recent years. The properties here are mainly holiday apartments and villas, many with large terraces and sea views. I’ve noticed that many projects there are being developed by British and Scandinavian companies, featuring more modern design styles. But be aware that the holding costs for properties here can be higher; you should ask about community fees and other expenses in advance. I feel this area is more suited for those who don’t live there year-round and plan to use it for rentals or vacations.
To make comparison easier, I’ve put together a simple table. This is purely my personal opinion, of course:
| Area | Pros | Cons | Best for |
| North Madrid | New planning, great amenities, good transport links | High prices, fierce competition | Primary residence, families |
| Barcelona outskirts | Beautiful environment, close to the beach | Longer commute to the city | Quality of life seekers, remote workers |
| Costa del Sol | Great investment potential High investment return, excellent climate | Strong seasonality, high holding costs | Investors, holiday homes, retirees |
Every place has its pros and cons. The key is to consider your own budget and primary needs. Have you all seen any other interesting projects? Feel free to discuss and share in the comments below!
