There is no single, mandatory national standard for agent fees in Spain; they are typically calculated as a percentage of the property’s final sale price. The market rate generally ranges between 3% and 5%, with the exact percentage depending on the property’s value, the city, and the agency’s size and reputation. In major cities like Madrid and Barcelona, some well-known agencies might charge real estate agent fees in Spain of 5% or even higher. And don’t forget, you have to add 21% IVA (VAT) on top of that fee!
