I’ve been getting a major headache from house hunting in Madrid lately, constantly switching between various websites and apps. I’ve finally gotten a feel for Spain’s main property platforms. I’m starting this thread to share my thoughts and help others avoid some pitfalls. This is purely my personal experience, and I welcome experts to add their insights!
I believe for most people new to Spain, the first property app they encounter is usually Idealista. You can’t avoid it; it’s extremely well-known and has a massive number of listings for both renting and buying. The sheer volume of information is huge. However, its drawbacks are also quite obvious. The quality of listings is inconsistent, and many agents leave up sold or expired properties to meet their KPIs, which is a waste of time and effort. Plus, the app’s design feels a bit dated, and the filter function can be a bit clunky at times.

The other major player is Fotocasa. Personally, I lean more towards Fotocasa. Its interface is more modern and the user experience is very smooth. The listings feel more professional, whether from agents or private owners, with generally better photo quality and fewer fake listings. While its total number of properties might be slightly less than Idealista’s, it has plenty of quality listings in the core areas of major cities. It also has some neat features, like the ‘draw on map to search’ tool, which is very practical.
A Head-to-Head Comparison of Major Platforms
To make it more intuitive, I’ve created a simple table summarizing the platforms I’ve focused on. Of course, there are others like Habitaclia and Pisos.com. Habitaclia is particularly strong in the Catalonia region with a vast number of listings, so if you’re looking around Barcelona, it’s worth checking out. Pisos.com feels a bit more tailored to local users, and you can occasionally uncover some unique listings there.
Quick Platform Pros & Cons
| Platform | Pros | Cons |
| Idealista | Most listings, widest coverage, huge amount of info | Dated interface, more fake/expired listings |
| Fotocasa | Modern interface, good UX, high-quality listings | Slightly fewer total listings than Idealista |
| Habitaclia | Huge number of listings in Catalonia | Relatively weaker in other regions |
| Pisos.com | Clean interface, some exclusive listings | Overall volume and activity are average |
My advice is: Focus on Idealista and Fotocasa. Using both apps together will cover over 90% of the market’s listings. If your search on [Spanish property buying platforms] is focused on a specific region, like Catalonia, then you should definitely check Habitaclia frequently. House hunting is a physical and informational marathon. I hope my experience helps you all. I’d also like to ask everyone: what other useful platforms have you used, or do you have any bad experiences or pitfalls to share? Please share them!
