Lately, I’ve seen a lot of people on the forums asking about buying a home in Spain, especially regarding the budget. Many people only focus on the property price, but there are quite a few “hidden costs” involved. I just went through the whole process here in Valencia, learned a few things the hard way, and gained some experience, so today I’m putting together a detailed cost list to hopefully help those of you who are considering it.
You should budget an extra 10% to 15% on top of the property’s purchase price to cover various taxes and miscellaneous expenses. This percentage isn’t fixed; it mainly depends on whether you’re buying a new or resale property and the autonomous community where the property is located.
Main Taxes: ITP vs. IVA
This is the biggest expense by far! You’ll pay one of these two taxes, depending on the type of property you buy.
Resale Properties: ITP (Property Transfer Tax)
If you’re buying a resale home, you’ll need to pay the Property Transfer Tax (Impuesto de Transmisiones Patrimoniales or ITP). The rate varies by autonomous community, typically ranging from 6% to 10%. For example, it’s 7% in Andalusia, 10% in Catalonia, and 6% in Madrid. This tax is paid directly to the regional tax authority.
New Properties: IVA & AJD
If you’re buying a brand-new home from a developer, you won’t pay ITP. Instead, you’ll pay IVA (Value Added Tax), which is typically 10%. On top of that, you also have to pay AJD (Actos Jurídicos Documentados), or Stamp Duty, which has a rate of around 1% - 1.5%, again depending on the autonomous community. When you add it all up, the property purchase costs in Spain can be similar to, or even higher than, the ITP.
Other Necessary Expenses
Besides taxes, there’s a bunch of smaller fees to pay. They might not seem like much individually, but they add up significantly. I’ve organized them into a table for a clear overview:

You really can’t skimp on these costs, especially the lawyer’s fee. I highly recommend hiring a reliable lawyer to review contracts and check the property’s legal status. It can save you a lot of trouble down the line. In my case, a good lawyer discovered an outstanding debt the seller hadn’t cleared, and we resolved it before closing.
For example, let’s say you buy a resale property in the Valencian Community for €200,000. Your total cost would be roughly: Price + ITP + Notary Fee + Registry Fee + Lawyer’s Fee ≈ €223,400. See? That’s where the extra €23,000+ comes from!
