Whether you’re an EU or non-EU citizen, the very first and most important step to buying property in Spain is to apply for a NIE (Número de Identificación de Extranjero), or Foreigner’s Identification Number. This ID is your key to all economic activities here—you’ll need it to buy a house, open a bank account, and sign utility contracts. So, get your NIE sorted before you even start house hunting! It’s also a good idea to open an account with a local Spanish bank, which will make it much easier to pay the deposit, the property price, and taxes later on.

Are There Restrictions for Foreign Buyers?
The short answer is: practically none! The Spanish real estate market is very open to foreigners. You don’t need to have a local residency permit, and you can even complete the purchase without being physically present in Spain. As for the well-known ‘Golden Visa,’ this policy is currently undergoing significant changes, and it is rumored to be discontinued soon.
