Lately, I’ve been wrestling with the decision of whether to buy a house in Spain. Some friends who bought last year now feel like they bought at the peak. However, rental costs are also constantly rising, and money in the bank is losing value to inflation. It’s a real dilemma. The Big Picture: High Interest Rates vs. Strong Demand
The biggest hurdle right now is probably the Euribor. Although it seems to be stabilizing recently, compared to the negative interest era of a few years ago, monthly mortgage payments are significantly higher. For those of us living on a salary, this adds a lot of pressure. On the other hand, housing demand in Spain remains incredibly strong, not just from locals but also from a flood of buyers from Northern Europe and the Americas, especially in coastal cities and the sunny south. This creates an awkward situation: loans are more expensive, but property prices haven’t really dropped. In fact, properties in prime locations are still on the rise.

Regional Differences: A Tale of Two Extremes
You can’t generalize about Spanish property prices; the regional differences are huge. Places like Madrid, Barcelona, and Mallorca feel like they’re in a different league, with ridiculously high prices. Meanwhile, in some smaller inland cities or less popular areas in the southern region of Andalusia, you can still find reasonably priced homes. Of course, you have to be careful about the condition of the property itself—hiring a reliable architect to inspect it is always a good idea.
So, is now the right time to jump in?
I don’t think there’s a one-size-fits-all answer. If you have a sufficient down payment, can handle the current mortgage payments, and are planning to live in the property long-term, then it might be worth considering when you find the right place. Expecting a market crash like we saw years ago seems unrealistic to me. However, if your goal is purely for investment, like buying property for residency in Spain, and you’re looking for a quick flip, the risks are certainly higher right now.
