Hello everyone, I’ve often seen friends on the forum asking how much money is needed to buy a home in Spain. That’s a really tough question to answer with a single number. After all, the price of an apartment in downtown Madrid and a villa in a small Andalusian town can be worlds apart. Today, I’ll share what I know about the down payment for buying property in Spain and break down the costs with you all. Hopefully, this will help those of you considering buying a home.
Property Price: Location is Key
The biggest expense is, of course, the property price itself. Property prices vary hugely across different regions of Spain. Generally, the metropolitan areas of Madrid and Barcelona, as well as popular islands like Majorca, are the most expensive areas. A decent apartment in the city center can easily cost €4,000-€6,000 per square meter, or even more. In contrast, cities like Valencia, Seville, and Málaga are much more affordable, with prices typically ranging from €2,000-€3,500/sqm. If you look at smaller cities or inland areas, it’s common to find properties for just over €1,000 per square meter.

Taxes and Fees: The “Hidden” Costs You Can’t Ignore
Besides the property price, what can be a real headache are the various taxes and miscellaneous expenses. These costs should absolutely not be overlooked, as they typically amount to about 10%-15% of the property’s price! This means that for a €300,000 home you’re interested in, you might ultimately need to budget €330,000-€345,000. This extra money mainly goes to the following:
| Item | Type | Description |
| Transfer Tax (ITP) | Resale Property | Paid by the buyer. The rate varies by autonomous community, typically between 6% and 10%. |
| Value Added Tax (IVA) | New Build Property | For new properties purchased directly from a developer, you pay 10% IVA plus 1.5% Stamp Duty (AJD). |
| Notary Fees | Both | Fees for signing the purchase deed at the notary’s office. Calculated on a sliding scale based on the property price, usually a few hundred to over a thousand euros. |
| Land Registry Fees | Both | Fees for registering the property at the Land Registry. Usually slightly lower than the notary fees. |
| Agency/Legal Fees | Recommended | To help with paperwork, taxes, etc. Fees can range from a few hundred to several thousand euros, but this expense can save you a lot of trouble. |
Example: Total Budget Estimate
Let’s do the math. Suppose you find a resale apartment in the Valencian Community for €200,000, and the local ITP rate is 10%.
- Property Price: €200,000
- ITP Tax: €20,000
- Notary Fees: Approx. €800
- Land Registry Fees: Approx. €600
- Agency/Legal Fees: Approx. €1,000
The total expenditure comes to approximately €222,400. See? That’s over twenty thousand euros more than the property price itself! If you’re getting a mortgage, you’ll also need to add the bank’s appraisal fee and other potential property purchase costs in Spain, and these are just small change—oh wait, they add up to a significant amount too.
When budgeting to buy a home in Spain, you must set aside an additional 10%-15% on top of the listed price to cover all these miscellaneous costs. This post is just a general framework; tax rates and specific fees vary slightly in each autonomous community. Feel free to add your own insights and experiences of buying property in different cities!
