IVA (VAT): This is the biggest one. Currently, the IVA rate for most standard residential properties in Spain is 10%. Only in special cases, such as council-subsidized housing (VPO), is the rate reduced to 4%. This is a national tax, paid directly to the state.
AJD (Stamp Duty): This tax, known as Actos Jurídicos Documentados, is levied on the legal documents, like the property deed. The rate is set by each autonomous community, so it varies by region, typically fluctuating between 0.5% and 1.5%. For example, the rate is 6% in the Community of Madrid, but in regions like Catalonia and Valencia, the top rate can reach 10%, impacting the overall costs of buying a home in Spain.
