Core Concept: Buying Property ≠ Immigration
The Act of Buying Property Itself
First, let’s be clear: buying a house is simply an investment or a consumer transaction. In theory, anyone of any nationality can purchase real estate in Spain, as long as their funds are legal. However, this only means you own the property. You can live in it, rent it out, or use it for vacations. It does not automatically grant you the right to long-term residency, let alone citizenship. Every time you enter Spain, you still have to abide by the stay limits of your visa, such as the 90-day limit for a Schengen tourist visa.

What is Immigration / Obtaining Residency
What we usually call “immigration,” in its initial stage in Spain, actually refers to obtaining a legal residence permit. This is an administrative approval process where you need to prove to the Spanish government that you have a legitimate reason and sufficient financial means to live here, for example, through work, starting a business, studying, or via a non-lucrative visa or family reunification. Only after you get a residence card can you legally reside in Spain long-term. This process of buying a home in Spain is separate from general Spanish real estate transactions.
The Only Overlap: The Golden Visa
So, is there any connection between buying property and immigration? Yes, but it’s a very “narrow” one. The only intersection is the well-known “Golden Visa.” Simply put, this is a type of residence permit established by Spain to attract large-scale investment. Purchasing a property worth €500,000 or more is one of the most common ways to apply for the Golden Visa. In other words, buying a €500k property is a prerequisite for getting your “ticket” to apply for the Golden Visa, not the final result.
