Hi everyone, I’ve been a long-time lurker but this is my first time posting for help. Here’s the situation: my parents have worked hard their whole lives back in our home country and have finally retired. They’ve always loved the sunshine and lifestyle in Spain, and recently they’ve started thinking about buying a property here for their retirement. Our budget isn’t huge, around €200,000. We’re looking for a two-bedroom apartment, mainly for them to live in, and for us to use when we visit.
Currently, the main debate about buying a retirement home in Spain is between two cities: Valencia and Málaga. I live in Madrid myself, so I’m not very familiar with either place. From what I’ve read online, Valencia seems to have a lower cost of living and is a beautiful city with both a beach and an old town. On the other hand, Málaga is on the Costa del Sol and probably has the best climate in all of Spain—mild winters, which would be great for my parents’ joints. I’m not sure if my understanding is correct. Is there anyone living in these two cities who could share their first-hand experience?

Main Concerns and Comparison
To make it easier for you to give advice, I’ve made a simple table based on my own research. It might have some inaccuracies, so please feel free to correct me!
| Factors to Consider | Valencia Region | Andalucía Region |
| Property Prices | Generally more affordable | Higher in coastal areas |
| Climate | Slightly damp and cold in winter | Warm and dry in winter, very comfortable |
| Healthcare Resources | Public hospital system is well-regarded | More private healthcare options |
| Expat Integration | Established expat community, convenient for daily life | More tourists, perhaps a weaker sense of community? |
Then there’s the property buying process itself, which seems so complicated. Applying for an NIE number, opening a bank account, finding a lawyer, viewing properties, signing contracts, paying taxes… it’s all a bit overwhelming. I’ve also heard there are certain property requirements when applying for a non-lucrative visa for seniors. I’m completely lost on this part. Are there any particular pitfalls to watch out for? For example, choosing a real estate agent, or verifying the legal status of a property.
I’m genuinely asking for help from the experienced members of this forum! Especially if you’ve gone through a similar process in the last year or two, could you please share your experience? For instance, which city did you end up choosing and why? How long did the whole process take? Can you recommend any reliable lawyers or property advisors? Any advice would be greatly appreciated! Thank you all in advance! I’d be so grateful!
