Choosing Your Immigration Path: Non-Lucrative vs. Golden Visa
Initially, our biggest challenge was deciding which path to take. There’s a lot of information online, but it’s often fragmented. My lawyer helped me put together a simple comparison for buying a property in Spain, which I’ll share with you:

The Practical Steps: Property Selection, Viewings, and Lawyers
Choosing a property is both physically and mentally demanding. We spent over six months browsing online on websites like Idealista to get a general idea of prices and listings in different cities. In the end, we decided to fly over and see them in person. The difference between photos and reality can be huge!

I must strongly emphasize this: finding a reliable lawyer is crucial! A lawyer will not only verify the legality of all property documents but will also guide you through the entire process, including contracts, payments, and title deeds. Our lawyer was a local Spaniard who was extremely diligent and helped us avoid many potential pitfalls. Don’t try to save a little on legal fees only to create bigger problems for yourself later on.
Key Steps: Opening a Bank Account and Proof of Funds
This was the step I dreaded the most. It’s nearly impossible to do anything in Spain without an NIE number (Foreigner’s Identity Number), and to apply for an NIE, you need a valid reason—buying property being one of the most common. We had our lawyer apply for our NIE in advance before we went to open a bank account. When opening the account, the bank’s due diligence on the source of funds is very strict. You’ll need to prepare various documents to prove your money is legitimate.
A reminder to everyone: prepare your bank statements and proof of income well in advance! I had to go back and forth several times because one of my documents wasn’t up to standard. Although the process is tedious, as long as your paperwork is in order and you follow the guidance of your lawyer and the bank, it’s not as difficult as you might imagine and is completely manageable.
The path to residency in Spain through property purchase requires a lot of homework, but it’s not an unattainable dream. The key is to be clear about your own needs and to find professionals to handle the professional work. We are now happily settled in our new home, enjoying the Mediterranean sun every day, and it feels like all the hard work has paid off.
