Choosing an area is the first, and often the most challenging, step in buying a home. Málaga is divided into many distinct neighborhoods, and the lifestyle and property prices can vary greatly between them. The Buying Process and Tips to Avoid Pitfalls
The property buying process in Spain is quite standardized, but it has many details. In short, the steps are: find an agent/property -> apply for an NIE number and open a bank account -> find a property and pay a reservation deposit -> have a lawyer conduct due diligence -> sign the private purchase contract (Contrato de Arras) and pay 10% of the price -> sign the final deed (Escritura) at the notary and pay the remaining balance -> register the property. Regarding getting a mortgage in Málaga, there are a few key points to remember: Always hire an independent, reliable lawyer! Don’t try to cut corners by using the real estate agent’s lawyer—it’s a clear conflict of interest. Your lawyer will check for any debts, illegal constructions, or other issues with the property, which is crucial. Also, for older properties by the sea, be sure to check for humidity and water damage, as the rainy season here can be quite intense.
