Hi everyone! I’ve been a long-time lurker on here, and we’ve finally managed a major life event: selling our house in the UK and buying a new home here on the Costa del Sol in southern Spain. Thinking about all the pitfalls we encountered and the experience we gained, I decided to start this thread to share it all, hoping it might help others with similar plans.
The UK House Sale Stage
Most of you are probably familiar with the process of selling a house in the UK. For us, the biggest challenge was coordinating the timelines. We had to ensure the funds from our UK sale would be available in time to meet the payment deadlines for the house we wanted in Spain. To be on the safe side, we chose to sell our UK house first and then rented a place in Spain for a few months. This gave us plenty of time for house hunting and handling the paperwork. It was a bit of a hassle, but it gave us peace of mind.
The Spanish Property Purchase Stage
Once we got to Spain, the process was completely different. We hired a reliable lawyer to guide us through everything, which saved us a lot of trouble. Here are the key steps, with more details on [Spanish property taxes] available at the link:
| Step | Description |
| Apply for an NIE number | This is a tax identification number required for any transaction in Spain; non-residents can also apply. |
| Open a bank account | Used for paying the deposit, the purchase price, and future utility bills. |
| Hire a lawyer | This is crucial! A lawyer will review contracts for you and check if the property has any outstanding debts. |
| Sign the reservation contract | Pay a small deposit to take the property off the market. |
| Sign the final deed of sale | Signed before a notary, at which point you pay the remaining balance. |

Financial and Tax Issues
When it comes to finances, transferring a large sum of money from the UK means the exchange rate is a major factor. I recommend comparing several currency exchange companies; we used Wise and found it to be much more cost-effective than a traditional bank. The other big expense is taxes. Make sure to calculate your capital gains tax from the UK sale correctly. Also, even though the UK has left the EU, there is a double-taxation agreement with Spain. For the specifics on how this works, I strongly recommend consulting a professional tax advisor. We almost made a huge budgeting error because we were unaware of Spain’s wealth tax and the details of the Spanish Golden Visa program.
The whole process of selling in the UK and buying in Spain is complex, but as long as you do your homework in advance and find the right professionals, it can go smoothly. My biggest piece of advice is: never rely solely on the real estate agent. Always have your own independent lawyer and tax advisor. I hope our experience can offer some insights, and I welcome others with experience to share their thoughts. Let’s all help each other navigate life in Spain more smoothly! So done with all the hassle haha.
