Lately, a lot of my friends have been talking about the major life step of buying a home. Looking at the soaring property prices and high interest rates, the pressure is immense. As a young person who has only been in the workforce for a few years, scraping together a 20-30% down payment feels incredibly challenging. It got us wondering: does the Spanish government offer any real help for young homebuyers, or are we on our own?
I did some research and found that there is good news! The most significant is a national-level policy called the Aval ICO loan guarantee program. In simple terms, the government acts as your guarantor, which allows the bank to lend you more money, covering up to 20% of the property price. This means the pressure of saving for a down payment is significantly reduced, which is a huge relief for young people who lack the initial capital for the home-buying process in Spain. Of course, there are income and asset restrictions, so it’s not available to everyone.

Besides the national guarantee, more direct benefits can be found in the autonomous communities. The most common is a reduction in the Property Transfer Tax (ITP) for second-hand homes. Each region’s policy is different, so I’ve put together a simple comparison for reference:
| Region | Discounted ITP Rate for Youth | Key Conditions |
| Madrid | 4% | Under 35, purchasing first primary residence |
| Catalonia | 5% | Under 32, annual income below a certain threshold |
| Andalusia | 3.5% | Under 35, property price below a certain limit |
What Are the Requirements for These Benefits?
To sum up, to be eligible for these benefits, you generally need to meet several key conditions:
- Age Limit: Most policies require applicants to be under 35. Some regions, like Catalonia, are stricter at under 32, and it’s crucial to check local rules which can vary as much as other regulations, like the property taxes for non-residents in Spain.
- First-Time Buyer: It must be the purchase of your first primary residence; investment properties are not eligible.
- Income Cap: There is a maximum limit on individual or household annual income. If you exceed it, you cannot apply.
- Property Value: The price of the property you are buying cannot exceed a certain threshold.
While Spain’s housing market isn’t exactly friendly to young people, the government does offer some support. Although it might not save you a fortune, reducing taxes by several thousand or even tens of thousands of euros, or easing the down payment burden, is a real help.
