Hey everyone, I’ve been a lurker here for a while but recently finalized the purchase of a small apartment in Barcelona. The process was mostly smooth, but the tax situation was a real headache. I haven’t seen many detailed posts about this, so I thought I’d share my experience to help others out. I welcome any corrections or additions from the experts here.
First, you need to know if you’re buying a new build or a resale property, as the taxes are completely different! If you’re buying a new property directly from the developer, you’ll mainly pay VAT (IVA), which is currently 10% in most regions. However, if you’re buying a resale property, VAT doesn’t apply; instead, you pay Property Transfer Tax (ITP). The ITP rate varies by autonomous community; for example, it’s 6% in Madrid, and starts at 10% in Catalonia and Valencia. So, when you’re house hunting, keep this in mind – it’s a significant cost!

Besides the main taxes mentioned above, there’s another ‘smaller’ tax called Stamp Duty (AJD). This is always applicable to new builds, with rates varying by region, typically between 1% and 1.5%. For resale properties, if you need a mortgage, the mortgage deed itself is subject to AJD, a topic especially relevant for non-resident property buyers. In short, it’s a somewhat confusing tax that’s easy to overlook, but it definitely exists.

Important: ITP and IVA are mutually exclusive; you pay one or the other, never both.
And it doesn’t end with the purchase; you also have to pay the annual Property Tax (IBI). So, it’s crucial to factor all these tax costs into your budget before buying. I highly recommend hiring a reliable lawyer or a gestoría to guide you through the process. They will calculate everything clearly for you.
