Main Costs of Buying a Property in Spain
The costs here are mainly divided into two categories: taxes and various service fees. The biggest chunk is taxes, and the type of tax you pay depends entirely on whether you’re buying a new-build or a resale property.
Taxes: New-Build vs. Resale
To put it simply, for a new-build, you pay VAT and Stamp Duty, whereas for a resale property, you pay a Transfer Tax. These are mutually exclusive; if you pay IVA, you don’t pay ITP. Tax rates can vary between autonomous communities, but here’s a general guide:

- Land Registry Fees: This is for registering your name on the official property record. The cost is also proportional to the property price, usually a few hundred euros.
- Legal Fees: Highly recommended! A lawyer will review all documents for you to ensure the transaction is legal and secure. This usually costs around 1% of the total property price.
- Agency Fees: In Spain, the agency fee is typically paid by the seller. However, in some regions or specific situations, the buyer might have to cover a portion. Be sure to clarify this in advance!
To sum up, when buying a property, it’s wise to budget an extra 10% - 15% of the property price to cover all these miscellaneous costs.
