But buying a home is just the first step; the real challenge is the subsequent ownership and living expenses. I bought a small apartment on the outskirts of Madrid and have been living here for over two years. Today, I want to give you the real scoop on how much it actually costs to live in Spain per month after buying a home.
Fixed Expenses
These are the costs you can’t really avoid each month. Whether you’re living there or not, they have to be paid.
Community Fees (Comunidad)
If you buy an apartment, you’ll almost certainly have community fees. This money covers the maintenance of common areas like the elevator, hallway cleaning, swimming pool, garden, etc. Depending on the age and quality of the community’s facilities, the cost can range from €50 - €150/month. My community is quite standard, and I pay €70 a month.
Home Insurance
I highly recommend getting this! It’s especially important if you have a mortgage, as banks will require it. It covers accidents like fires, burst pipes, and theft, and is a key part of [the cost of living in Spain]. The annual cost is around €200 - €400, which breaks down to just €20-€30 a month for peace of mind.
Property Tax (IBI)
This is a local tax, paid annually. The amount is calculated based on the official assessed value (valor catastral) of your property, and the rate varies by city. Generally, the annual IBI for a standard apartment is around €300 - €800. It’s a good idea to ask the seller for previous years’ tax bills beforehand.
Variable Living Expenses
This part depends heavily on your personal lifestyle, so there’s more flexibility.
Utilities (Water, Electricity, Gas & Internet)
This is one of the biggest components of your living expenses in Spain. Electricity in Spain isn’t cheap, especially when using air conditioning in the summer or electric heating in the winter. Here’s a rough breakdown of a typical monthly bill:

Of course, if you eat out every day, the sky’s the limit, as a regular meal at a restaurant can easily cost €20-€30 per person. For transportation, a monthly public transport pass in a major city is about €50. If you own a car, expect to spend at least an extra €150-€200 per month on gas, insurance, and maintenance.
Excluding the mortgage, for a family of three to live comfortably after buying a home in Spain, a realistic monthly budget for both fixed and variable expenses would be around €800 €1000 - €1500. Of course, this is just based on my personal experience; every family’s situation and spending habits are different.
