A lot of friends have been talking about buying a house lately, and it seems the question of ‘how much tax do I have to pay?’ is a real headache for everyone. I’ve just done a deep dive into this, so today I’m going to break down the taxes you’ll encounter when buying property in Spain and how much you should budget for them. If you don’t get this right, you could easily go over budget on your dream home!
New Build or Resale Property? The Taxes Are Very Different!
First things first, you need to understand that the taxes for buying a new build property versus a resale property are completely different. This is the most crucial factor determining your tax costs.
Buying a New Build: IVA + AJD
If you are buying a brand-new, first-hand property directly from a developer, you’ll mainly deal with two taxes on your property purchase in Spain:
- VAT (IVA - Impuesto sobre el Valor Añadido): This is a national tax, so it’s the same across the country. For standard residential properties, the IVA rate is 10%. If you’re buying social housing (Vivienda de Protección Oficial - VPO), the rate is reduced to 4%.
- Stamp Duty (AJD - Actos Jurídicos Documentados): This is a regional tax set by each autonomous community. The rate generally ranges from 0.5% to 1.5%. This tax is unavoidable when purchasing a new build.
Therefore, the total tax cost for a new build property is typically around: 10.5% - 11.5% of the property price.

Buying a Resale Property: ITP
If you are buying a property from a private individual (a resale home), you don’t pay IVA. Instead, you pay the Property Transfer Tax (ITP - Impuesto sobre Transmisiones Patrimoniales). This tax is much higher than AJD and is managed entirely by each autonomous community. This is why the ITP rates for property taxes in Spain can vary significantly from one region to another. It’s also why buying a house in region A can cost you tens of thousands of euros more in taxes than buying in region B.
I’ve put together a simple table listing the standard tax rates in some of the most popular regions to give you a clearer idea:
| Autonomous Community | ITP Rate |
| Madrid | 6% |
| Catalonia | 10% - 11% |
| Andalusia | 7% |
| Valencian Community | 10% |
| Basque Country | 4% |
Note: Many autonomous communities offer tax reductions for first-time buyers under 35, large families, or for the purchase of a resale VPO property. It’s best to check the specific tax authority website for your region, as you could potentially save a significant amount of money!
When you add other miscellaneous costs like notary fees, registry fees, and legal fees to the taxes, it’s wise to budget an extra 10%-15% of the property price. This is a safe range to work with. When I bought my place, I almost forgot to factor in the lawyer’s fees, but luckily my budget held up. Which city did you buy in? How much ITP did you pay?
