I’ve been living in Spain for a few years now, always renting. Recently, I’ve been thinking about buying a place. It feels like all the rent I pay each month just goes into my landlord’s pocket, so why not build my own equity? The benefits of buying are obviously clear. First and foremost is the sense of stability. You no longer have to worry about the landlord raising the rent or suddenly not renewing your lease. You can decorate your own home however you like and have a few cats or dogs without having to walk on eggshells. In the long run, if you plan to stay in Spain, once the mortgage is paid off, the property becomes your own asset. It might even appreciate in value, which is much better than paying rent forever.

But! The challenges are just as numerous. The biggest hurdle is the down payment and all the associated taxes and fees. Property purchase taxes in Spain are not low, and when you add notary fees, registration fees, and other miscellaneous costs, it all adds up to a huge expense. After buying, there are also ongoing costs like the annual property tax (IBI), community fees, and various maintenance expenses. And if your job changes and you need to move, selling a property isn’t a quick process, so you lose a lot of flexibility.
