Hello everyone! I recently saw some friends on the forum asking how non-EU residents can buy property in Spain. As an Indonesian passport holder who has researched the conditions for buying property in Spain, I wanted to share my experience and summary to help anyone who needs it. The whole process is actually much more straightforward than you might think!
Core Preparations
For us, as citizens of non-EU countries, buying property in Spain is completely legal, and we enjoy essentially the same rights as Spanish locals. However, before you start house hunting, there are two crucial things you must take care of first.
Step 1: Obtain an NIE Number
This is the most critical first step! The NIE (Número de Identificación de Extranjero) is an identification number for foreigners in Spain, and you’ll need it for almost everything, like buying a house, opening a bank account, or signing a mobile phone contract. You can apply for it through the Spanish consulate in Jakarta or have a lawyer in Spain handle it for you. Having a lawyer handle it is much faster and saves you the hassle of queuing for appointments. To apply, you’ll need your passport, an application form, and some supporting documents, such as a preliminary purchase agreement or a letter explaining that your purpose for obtaining the NIE is to buy property.
Step 2: Open a Spanish Bank Account
While it’s theoretically possible to transfer funds directly from Indonesia, I highly recommend opening a bank account in Spain. This not only makes the transaction process smoother but is also essential for future needs like applying for a mortgage and paying utility and community fees. Once you have your NIE, you can open an account at most banks with your passport and proof of address.
Overview of the Property Purchase Process
Once the prep work is done, the actual home-buying process can begin. Spain’s real estate market is very mature and well-regulated. The key is to find a reliable lawyer to assist you throughout the entire process. Your lawyer will review the legality of all documents and help you avoid potential pitfalls.

Here is a simplified flowchart to give you a general idea of the process:
| Step Spanish property purchase policy | Key Actions |
| 1. Property & Lawyer Search | View properties via agencies or websites and hire a professional real estate lawyer. |
| 2. Reservation Deposit | Pay a small deposit to reserve the property after choosing it. |
| 3. Preliminary Contract | After the lawyer’s review, sign the preliminary contract and pay a 10% deposit. |
| 4. Final Deed | Sign the final deed of sale before a notary and pay the remaining balance. |
| 5. Property Registration | After the transaction, the lawyer will handle registering the property in your name. |
I’d also like to mention the “Golden Visa”, which many people are curious about. If your investment in [buying property in Spain] exceeds €500,000, you are eligible to apply for this investor residence permit. It allows you and your family to live in Spain and travel freely within the Schengen Area, making it a great option for those who want to live in Europe long-term. Of course, this is just an option, and not investing this amount doesn’t affect your right as an Indonesian citizen to own property in Spain at all. It’s not mandatory to buy a €500,000 property. I hope this information is helpful! Other experienced members are welcome to add their insights and experiences below!
