I’ve been looking at properties recently. After renting in Spain for a long time, I really want a place of my own, so I don’t have to worry about the landlord raising the rent or suddenly having to move. But as a woman buying a house on my own, are the banks’ requirements particularly strict? Are there any special policies for female homebuyers? I’ve done some research and asked friends who have applied for mortgages. Today, I’m here to summarize for all the ladies out there what essential assets you need to secure a property in Spain.
Core Requirements: What Do Banks Look For?
Simply put, what banks value most is your ability to repay and your stability. First and foremost, a stable work contract is key! A permanent contract (contrato indefinido) is ideal, as it assures the bank of a reliable source of income. If you have a temporary contract, it’s not impossible, but you might need a longer work history and a higher income to prove your case. Banks will calculate your debt-to-income ratio, generally requiring that your monthly mortgage payment not exceed 30%-35% of your net monthly income. This is something you can calculate for yourself beforehand.
The Down Payment and Related Costs
This is the most practical hurdle. Banks in Spain typically only grant mortgages for up to 80% of the property’s value, which means you need to have at least a 20% down payment yourself. But don’t forget, in addition to the down payment for buying a house in Spain, there are various taxes and fees, such as transfer tax, notary fees, registration fees, etc., which amount to about 10% of the property price. Therefore, a safe calculation is that you’ll need to have about 30% of the property price in cash. Saving money is so hard, but we have to push through for our own home!

Overall, although it might sound like there are a lot of rules and requirements, it’s completely feasible for a woman to buy a house on her own in Spain as long as she has a stable job, a consistent income, and has worked hard to save for the down payment!
