Hi everyone, I’ve been a long-time lurker but decided to post because I’m planning to settle down in Valencia and wanted to share some thoughts on buying a home. After comparing it with Madrid and Barcelona, I feel Valencia’s pace of life, climate, and overall property prices are so much more welcoming. The Mediterranean lifestyle is just amazing!
Over the past few months, I’ve viewed quite a few properties both online and in person, focusing on several popular areas. I feel that choosing the right district is crucial, as it directly impacts your future quality of life and the property’s potential for appreciation. So, I’d like to share my personal take, and I welcome any additions or corrections.
Some Personal Thoughts on Choosing a District
I’m personally focusing on these districts:
L’Eixample : This is undoubtedly the most upscale and elegant area in the city center. The streets are wide, the architecture is beautiful, and it’s full of boutique shops and restaurants, making it incredibly convenient. But the downside is obvious: it’s expensive. Apartments here easily start at five or six hundred thousand euros, and many are old properties in need of major renovation. If you have a generous budget and want that classic city-center vibe, this area is definitely a top choice for buying property in Valencia.
Ruzafa : Located just south of L’Eixample, this is arguably Valencia’s trendiest and most bohemian neighborhood right now, a bit like the Gràcia district in Barcelona. It’s filled with independent designer shops, trendy cafes, and bars, with a vibrant nightlife and a large young population. Property prices are slightly lower than in L’Eixample, but they have been rising quickly in recent years. The potential downsides are that it can be a bit noisy at night and parking is difficult.
Benimaclet: This is a more down-to-earth neighborhood, popular with students and young families. It used to be an independent town, so it has retained a unique community feel. It has a strong local atmosphere, relatively low prices, and good transport links. The property prices are the most affordable of these districts, but the condition of the apartments can vary widely, so you need to spend time hunting for a good one.

House hunting is physically demanding and an information game. Besides the district and price, you need to consider things like the property’s orientation, ventilation, the neighborhood environment, and even the neighbors. I’ve pretty much locked in my budget and preferred area, so the next step is to contact a lawyer and prepare the documents.
