I’ve been house hunting recently, and the apartment prices in the city center are a bit steep, not to mention the limited space. After talking it over with my family, we’ve decided to focus on the suburbs around Madrid, hoping to find a Chalet or a larger Piso in a nice environment. But with so many suburbs to choose from, it’s getting a bit overwhelming. So, I wanted to start this thread to share my thoughts and organize my ideas.
I’ve mainly been looking at a few areas in the northwest and south of Madrid, such as the well-known affluent area of Pozuelo de Alarcón, the shopping paradise of Las Rozas, and Getafe in the south. Each place has its own distinct characteristics and significant price differences. Pozuelo’s environment is fantastic—great green spaces and excellent schools, but its prices are top-tier for the suburbs. Las Rozas seems more suitable for families with children, with its complete amenities and convenient shopping. Getafe, on the other hand, offers much better value for money and has good transport links, but the overall environment and community vibe don’t quite match up to the northwest.

I personally focus on a few key things: first, transportation, especially the commute time to the city center via Cercanías. Second, daily convenience, like whether there’s a Mercadona or Carrefour nearby and if there are parks for a stroll. Third, the community atmosphere—it’s a good idea to visit during both the day and night to get a feel for the neighborhood and its safety.

Buying a house in the suburbs requires patience and thorough investigation. You can only learn so much online; you really have to go and experience the areas for yourself.
