Hi everyone, I’ve seen a lot of newcomers on the forum discussing property immigration recently, and most people seem to think that having €500,000 is all you need. As someone who’s been through the process, I have to say: that’s a risky assumption! €500k is just the price of the property; the total amount you’ll spend to get everything done is much higher. Today, I’m sharing a cost checklist I’ve compiled to give everyone a heads-up so you don’t get tripped up by your budget.
First, buying the property is a one-time investment, and it’s the biggest expense. Besides the €500,000 for the property itself, the main additional costs are various taxes and fees. One-Time Property Purchase Cost Checklist
Main Taxes
- Resale Property: You need to pay the Property Transfer Tax (ITP). The rate varies by autonomous community, typically between 6% and 10%. For example, it’s 6% in Madrid but 10% in Catalonia. That’s a significant difference.
- New Build Property: You need to pay Value Added Tax (VAT), which is a fixed rate of 10%. In addition, you also have to pay Stamp Duty (AJD), with a rate of around 1% to 1.5%. When you add it all up, it can be even higher than the tax on a resale property.
Other Miscellaneous Fees
Besides taxes, there’s a bunch of smaller fees. They might not seem like much individually, but they add up. I’ve put together a table for your reference:

Let’s do a quick calculation. Suppose you buy a resale property in Madrid for €500,000. The actual funds you would need are approximately:
Property Price €500,000 + ITP Tax €30,000 + Legal Fees €6,050 + Notary & Registry Fees €2,500 + Miscellaneous €1,000 = €539,550. See? That’s almost €40,000 extra right there. If you were to buy in Barcelona, where the ITP is 10%, the total price would be heading towards €560,000.
And it doesn’t end after buying the house. There are also ongoing ownership costs and the immigration application fees themselves. For instance, the annual property tax (IBI), which is roughly 0.4% to 1.1% of the property’s official appraised value (valor catastral). There are also community fees, which can range from tens to hundreds of euros per month, depending on the building’s amenities. Then, applying for and renewing your residence card also involves application fees. While these are smaller amounts, they need to be factored into your long-term budget.
If you plan to move to Spain by purchasing property, your budget absolutely cannot be stuck at just €500,000. A safer approach is to prepare an additional 10% to 15% on top of the property price. That means having €550,000 to €580,000 will give you a much more comfortable buffer. I hope this post helps those of you in the planning stage.
