I’ve been house-hunting recently, and my head is spinning. I used to think that saving up for the down payment was the final hurdle, but after a chat with a lawyer friend, I realized that’s not the case at all! Besides the property price itself, there’s a whole host of miscellaneous fees that need to be paid in cash, and they really add up to a significant amount. Today, I’m sharing the homework I’ve done, hoping it can help others who are also preparing to buy a home.

The ‘Hidden’ Cash Costs of Buying a Home
Many people focus solely on the property price, but in reality, when buying a home in Spain, you typically need an additional 10%-15% of the property’s value in cash to cover various taxes and fees. This is an amount that the bank mortgage won’t cover, so it has to come out of your own pocket. If you haven’t prepared enough cash for buying a house in Spain, the entire purchase process could grind to a halt, and that would be really awkward. Specifically, the main costs include the following:
Taxes: This is the biggest expense. For new properties, you pay VAT (IVA), which is generally 10%. For resale properties, you pay a Property Transfer Tax (ITP), with rates varying from 6% to 10% depending on the autonomous community. On top of that, there’s also a Stamp Duty (AJD), which, although smaller, is still an additional cost.
Notary and Property Registry Fees: The property purchase deed must be signed before a notary. After the transaction is complete, your name needs to be registered at the official Property Registry (Registro de la Propiedad). Both fees are calculated based on the property’s price and usually total between €1,000 and €2,000.
Administrative Agency Fee (Gestoría): Most people, especially foreigners like us, hire a professional ‘gestoría’ (an administrative agency) to handle all the paperwork, tax payments, and other tedious tasks. They charge a service fee, typically a few hundred euros, but it can save you a huge amount of time and effort, and help prevent mistakes.
To make it clearer, I’ve put together a simple table for your reference:

When calculating your home-buying budget, don’t forget to add this extra 10%-15%.
