Hello everyone, I’ve been a lurker here for a while and thought I’d post about a big milestone I recently achieved: getting a mortgage to buy a home as an Autónomo who runs a business in Spain. I see many posts about renting and buying, but not much specifically for self-employed people like us. So, I’ll share my story to get the conversation started, hoping it helps others with the same goal.
As many of you know, here in Spain, we ‘Autónomos’ are considered a ‘high-risk’ group in the eyes of the banks. Unlike employees with stable paychecks, our income fluctuates, so banks are much stricter with their approvals. When I first started making inquiries, several banks became dismissive as soon as they heard I was an ‘Autónomo’. My heart sank, and for a moment, I thought my dream of buying a home was over.
The Key: Proving Your Ability to Repay
But don’t lose hope! With proper preparation, it’s definitely possible. What banks care about most is your repayment ability and stability. Here are the core documents I prepared, which my bank manager even praised for being very complete. I hope this can serve as a reference for you:

After submitting the documents, the long wait began… My advice is, don’t just go to one bank! Inquire at several, like Santander, BBVA, CaixaBank, and even smaller ones like Sabadell or Bankinter. Each bank has a different risk appetite and will offer different terms. Some might focus on how long you’ve been in business, while others might care more about your cash flow over the last two years. You absolutely have to shop around. I ultimately went with CaixaBank. While their interest rate wasn’t the lowest, they were more understanding of my industry’s cash flow, and their approval process was faster.
The path to getting a mortgage as an ‘Autónomo’ is a bit more winding than for a salaried employee, but it’s by no means an impossible task. The key is not to be afraid of the hassle; get your financial situation in perfect order to show the bank your seriousness and capability. Also, being able to provide a larger down payment will significantly increase your chances of approval. I hope my experience gives you a bit of confidence!
