Then there’s the choice of location. We currently work in Madrid, so should we buy here, consider nearby cities like Toledo, or go for a coastal city like Valencia? They all seem to have their pros, and I’m having a hard time choosing…
Basic Process for Buying a Home in Spain

- Get your NIE (tax identification number) and open a Spanish bank account.
- Set a budget and start house hunting.
- Once you find a property you like, it’s crucial to hire an independent lawyer!
- The lawyer will conduct due diligence on the property to ensure there are no debts or illegal constructions.
- Sign the deposit agreement (contrato de arras) and pay the deposit.
- Prepare all the necessary funds and sign the final deed of sale (escritura) at the notary’s office.
- Complete the property registration at the Land Registry, and the house is officially yours!
