Lately, it seems more and more people on the forums are talking about settling down and buying property. As I approach 30, I always thought buying a house was a distant dream, but after some recent research, I’ve found that the Spanish government is actually quite supportive of us young people, so it’s not entirely impossible!
As everyone knows, the biggest hurdle to buying a home in Spain is the 20% down payment. For those of us just starting our careers, saving money each month feels as slow as a turtle’s pace, making that amount seem astronomical. For example, for a €250,000 property, the down payment alone is €50,000. Add in taxes and fees, and you’re looking at needing at least €60,000 to €70,000.

The Government’s “Down Payment” Gift for Young People: The ICO Guarantee
This brings us to the main point! To help young people buy homes, the Spanish government has launched a super helpful policy: the ICO Guarantee (Aval ICO). Simply put, the government acts as your guarantor, guaranteeing up to 20% of the property price to the bank. This means, in theory, you could get a mortgage and buy a home with a zero down payment! Of course, banks will usually still require you to contribute something, but compared to the previous rigid 20% requirement, the barrier to entry is much, much lower.
Who Can Apply for This “Gift”?
Of course, not everyone can apply. There are several main conditions. I’ve put together a simple table so you can check if you qualify:
| Category | Requirement |
| Age Limit | Under 35 years old |
| Income Limit | Individual gross annual income not exceeding €37,800 |
| Property Requirement | Must be the first and primary residence |
| Asset Limit | Personal assets must not exceed €100,000 |
| Guarantee Amount | The government guarantee covers up to 20% of the property price |
Note: If two people are buying together, the income limit is doubled. Also, this is a national policy, but the specific implementation details may vary slightly between banks in different autonomous communities, so you’ll need to consult with your bank directly.
Sounds pretty great, right? But stay calm! This guarantee only solves the down payment problem; it doesn’t mean you don’t have to repay the money. Your total loan amount will be higher, which means your monthly mortgage payments will also be larger. Therefore, before applying, you must carefully assess your repayment capacity. Don’t rush into it on impulse. Overall, however, this policy truly gives young people like us who want to put down roots in Spain a hope that is just within reach.
I’m not sure how much everyone knows about this ICO guarantee for buying a home in Spain. Has anyone here successfully applied and can share their experiences or any pitfalls they encountered? Feel free to leave a comment and discuss below!
