Hello everyone, I recently sorted out my property purchase and found that many friends are asking how much home insurance in Spain actually costs. I’ve just gone through the process, made some mistakes, and learned a lot, so today I’m sharing my experience to hopefully help those who are house-hunting or preparing to buy insurance. It’s not a simple one-figure answer; the prices can vary quite a bit.
First, you need to understand two core concepts: Continente and Contenido. Continente refers to the ‘shell’ of the house, like the walls, roof, and plumbing/electrical systems. Contenido refers to the ‘contents’ inside, such as furniture, appliances, and personal belongings. Your coverage amount is based on the valuation of these two parts—the higher the valuation, the more expensive the premium. Be aware that the insurance banks require you to take out with a mortgage usually only covers Continente and is often overpriced!
Key Factors Affecting Insurance Prices
Besides the coverage amount, several other key points determine your final quote:
The Property Itself
- Property Type: An apartment (Piso) in the city center and a detached house (Chalet) in the suburbs will definitely have different prices. A Chalet is considered higher risk due to features like a garden or pool, resulting in a higher premium.
- Size and Age: The larger and older the property, the higher the potential maintenance costs, which will also increase the premium.
- Security Measures: If you have installed security doors or an alarm system for your Spanish home insurance, the insurance company may consider the risk to be lower and offer you a discount.
So, after all that, what’s the actual cost? Based on my experience and what I’ve heard from friends, here’s a general price range. For a 90-120 square meter Piso in a medium-sized city, a comprehensive insurance policy will cost around €250 to €450 per year. For a Chalet, you might be looking at €500 and up. I’ve made a simple table to show the differences between various plans:
| Insurance Plan | Key Coverage | Estimated Annual Cost |
| Basic | Fire, water damage, broken glass, structural damage | €180 - €250 |
| Comprehensive | All basic coverage + Theft, appliance damage, civil liability | €250 - €450+ |
The Cheapest Plan | | Price not comparable |
This table is just a rough guide; the specific cost will depend on your property’s valuation and the insurance company you choose.
Finally, a few tips: Never just go with the insurance recommended by your bank! Their policies are usually 20%-30% more expensive. It’s best to compare quotes from several major insurance companies yourself, such as Mapfre, Allianz, AXA, Santalucía, or use comparison websites like Acierto or Rastreator. If you have car insurance with the same company, ask if they can offer a bundle (Paquete), which usually comes with a discount.

Buying insurance takes a bit of work, but spending some time on research can save you a good amount of money each year. I hope my sharing is helpful, and I welcome experienced friends to add their insights below!
