I was chatting with a few friends recently and realized many of us share the dream of having a ‘little villa on a sunny coast.’ Facing the sea, enjoying the warm weather… who wouldn’t want that? But a dream is just a dream, and when it comes to the actual cost, everyone gets a bit vague. I’ve been looking into this recently and have gathered some information on prices for detached villas in Spain that I’d like to share for your reference. This isn’t official data, just a summary based on experience, and I welcome everyone to discuss and add to it!
Building a Villa: Where Does the Money Go?
The cost of building a house in Spain primarily consists of four main components: the cost of the land, technical fees, the actual construction costs, and various taxes and permit fees, which can differ depending on the property type, such as a Finca Rústica. The land cost is the most variable factor, depending on whether you’re in an affluent Madrid neighborhood or a rural village, so we won’t go into detail here. We’ll mainly focus on the other three items.
The Core: Construction Costs
This is the part most people are interested in—the actual, tangible construction expenses. Currently in Spain, construction costs are usually calculated per square meter. Depending on the materials, design complexity, and build quality, they can be roughly divided into three tiers:

Don’t forget, taxes are another significant expense. Newly built homes are subject to VAT (Value Added Tax), which is currently 10%. Additionally, there’s the municipal building permit tax (ICIO), which is around 4% of the construction budget, though policies vary by municipality. Adding in notary fees, registration, and other miscellaneous costs, it’s wise to budget an extra 15% to 20% of the total just for this part to be safe.
So, to sum it up, a rough calculation formula could be: Construction Cost x 1.1 (for VAT) + Other Taxes and Permit Fees. For example, to build a 200 m² mid-range villa, the construction cost alone would be around 200 m² * €1,400/m² ≈ €280,000. Add in all the other fees and taxes, and the total budget could easily exceed €350,000. Of course, this is a very simplified model.
