I’ve been looking at villas around Barcelona recently, and the information can be a bit overwhelming and the process quite tricky. I’m starting this post to share some thoughts and experiences, and also to organize my own findings. My main goal is to find a detached or semi-detached villa with a garden and a pool. After all, when in Barcelona, who doesn’t dream of that sunny Mediterranean lifestyle?
Why Consider a Villa in Barcelona?
First and foremost, it’s about the quality of life. Having your own yard for summer barbecues and swims, plus space for kids and pets to run around, is something city apartments can’t offer. From an investment perspective, a well-located villa also has excellent potential for value retention and appreciation. Of course, the upkeep is more demanding—that’s the other side of the coin.
Popular Area Choices: Castelldefels vs. Sant Cugat
These two are probably the areas you hear about most often. Let’s start with Castelldefels. Many people are drawn to it for its proximity to the beach and international schools. The area stretching from Gavà Mar is genuinely pleasant, with a holiday-like vibe. The downsides are the crowds of tourists in the summer and it being relatively far from the city center, so you need to factor in your commute. As for prices, properties near the sea are generally not cheap.

The other top choice is Sant Cugat del Vallès. This area feels more like an established, affluent suburb. It’s known for its excellent green spaces, great security, and is home to many local families and business executives. The FGC train makes commuting to Barcelona’s city center very convenient. Houses here generally boast better design and quality, but of course, the prices are top-tier. I can’t see any obvious drawbacks, apart from the cost. For a brief comparison with another type of property, you can check this discussion on Barcelona country houses (Masías):
| Area | Key Advantages | Approx. Price Range |
| Castelldefels | Close to the beach, international schools, holiday atmosphere | Starting from €700,000 |
| Sant Cugat del Vallès | Good security, high green-space ratio, strong family vibe | Starting from €900,000 |
| Alella / Teià | Value for money, near mountains and sea, wine region | Starting from €600,000 |
Choosing the right area really depends on your personal budget and lifestyle priorities. Do you want the relaxing vibe of the seaside, the tranquility of the mountains, or a family-friendly community with an easy commute? I’m still doing my research, and the prices mentioned above are just a rough guide—specific properties can vary greatly. If anyone has other good areas to recommend or any house-hunting experiences to share, please feel free to comment. Let’s help each other out!
