I’ve been keeping a close eye on the Spanish property market recently, especially seaside villas with a yard. I initially thought that such ‘facing the sea’ homes were all astronomically priced, something you only see in movies. But after digging deeper, I realized that idea is completely wrong! In certain regions, a decent seaside villa can be surprisingly affordable, even cheaper than a downtown apartment in Madrid or Barcelona.

Which coastal areas are the most affordable?
Of course, forget about places like Marbella or Ibiza; those are playgrounds for the wealthy. But if you turn your attention to the following areas, you’ll be in for a surprise:
- Southern Costa Blanca: Especially around Torrevieja and Orihuela Costa. This area is a favorite for Northern European retirees, with a mature property market and large supply, making prices very competitive. You can find many great options for under €200,000.
- Costa Cálida: This refers to the coastal region of Murcia. Development here is relatively recent, and it’s less crowded with tourists, so property prices are even lower. You can find some of the most affordable villas in Spain here. Places like Los Alcázares offer a peaceful and very comfortable lifestyle.
- Towns around Valencia: For example, Cullera or Gandia. They are close to the big city, offering convenient living, but property prices are significantly lower than in Valencia city center.
Some ‘Little Secrets’ Behind the Low Prices
Of course, there are reasons for the affordable prices. Most properties in this price range are not brand new; they might be 15-30 years old and may require minor renovations. Additionally, they may not be right on the beachfront, possibly requiring a 5-15 minute walk to the beach. But on the other hand, this helps avoid the humidity of the coast and the hustle and bustle of the peak tourist season. Below is an incomplete table I’ve put together to estimate purchasing costs, based on a €200,000 resale property:
| Cost Item | Approximate Percentage | Estimated Amount |
| Property Transfer Tax | 7-10% | €14,000 - €20,000 |
| Notary Fees | 0.5% | Approx. €1,000 |
| Property Registry Fees | 0.4% | Approx. €800 |
| Lawyer/Agent Fees | 1% | Approx. €2,000 |
| Total Additional Costs | 10% | €20,000 |
The dream of owning a seaside villa in Spain is not out of reach. By choosing the right area and budgeting properly, it’s entirely possible to make it happen at an acceptable price. I’m currently looking at some properties in southern Costa Blanca myself and feel there are many opportunities. Has anyone else looked at properties in these areas? Or do you have other recommendations for affordable and livable coastal spots? Feel free to share and discuss!
