Lately, quite a few friends have been asking me about buying property in Valencia, especially regarding villas in the suburbs. Valencia has become incredibly popular in recent years, not just for its great weather and reasonable cost of living, but also for its proximity to the sea and high quality of life. I’ve spent a lot of time researching this myself, so today I’m sharing my thoughts on a few popular villa areas, hoping to help others who are also considering a move.
Why Choose a Villa?
Many people might be torn between a city apartment and a suburban villa, often wondering about Valencia villa prices. For me, the main reasons for choosing a villa are the space and privacy. Having your own small garden, maybe a pool for the summer, and hosting a barbecue party at home on the weekend—that’s the kind of relaxing lifestyle I dream of. Furthermore, when you look at the current Valencia villa prices, many villa communities offer excellent environments with plenty of green space and fresh air, making them ideal for families with children or anyone who prefers a quieter life.

Reviews of Popular Villa Areas
When it comes to villa areas around Valencia, there are quite a few options. I’ve focused my research on the following places:
- Bétera: This is considered one of the traditional affluent areas, with its golf course being a major feature. The environment is beautiful and the communities are well-planned. The downside is that life can be inconvenient without a car. It’s suitable for families seeking a high-quality, quiet lifestyle with a more generous budget.
- L’Eliana: This is a very well-established satellite town with excellent amenities. You’ll find everything you need, from schools and supermarkets to restaurants. Many international schools are also located here. It’s also well-connected by metro to Valencia city center. There’s a wide range of properties available, from a few hundred thousand to over a million euros, making it a solid all-rounder.
- Rocafort: This is the high-end villa area closest to the city, making it extremely convenient for commuting. It boasts many historic mansions and has a very elegant community atmosphere. Of course, prices here are the highest among these options. If you work in the city but want to enjoy the villa lifestyle by looking into Valencia villas, then Rocafort is definitely worth a look.
Though you’ll need deep pockets for it.
To make things clearer, I’ve created a simple comparison table:
| Area | Key Advantages | Price Range (Reference) | Drive to City Center |
| Bétera | Golf course, quiet environment | Mid-High | Approx. 25-30 min |
| L’Eliana | Full amenities, international schools | Medium | Approx. 20-25 min |
| Rocafort | Close to city, high-end community | High | Approx. 15-20 min |
Overall, each of these areas has its own unique charm, and the right choice completely depends on your budget and lifestyle needs. The best approach is to visit each area in person to get a feel for the atmosphere. Personally, I’m currently leaning towards L’Eliana, as it feels like a well-balanced option. I’m curious if anyone has other recommendations or house-hunting experiences to share. Please feel free to leave a comment below and join the discussion!
