Prime Cities: The Heart of Madrid and Barcelona
Needless to say, these two cities are in the top tier of Spain’s property market. In prime downtown areas, like Madrid’s Salamanca district or Barcelona’s Eixample district, it’s commonplace for an apartment in decent condition to cost €7,000-€9,000 per square meter. Dreaming of buying a chalet with a small garden in these areas? That’s pretty much out of reach for the average person, unless you win the EuroMillions. It seems prices are pushed up by a combination of prime location value and international investment, creating significant pressure for local buyers.
Sunny Coasts and Second-Tier Cities: Pleasant Surprises
However, when it comes to choosing where to live in Spain, a whole new world opens up as soon as you look beyond the two major cities. Places like Valencia, Málaga, and Alicante offer a high quality of life and pleasant weather, but with much more affordable property prices. I recently saw some villas in Mijas, near Málaga, many with their own pools, gardens, and incredible views. The price works out to be around €3,000-€4,500 per square meter, offering fantastic value for money. This feels more like the Spanish lifestyle many people dream of.

The market for pre-owned homes is even trickier and requires careful due diligence. Overall, my feeling is that unless you have a strict work requirement to be in the core of the two major cities, there are plenty of options in other parts of Spain to suit every budget.
