The capital is, without a doubt, one of the peaks of Spain’s property market. Within the city, in districts like Chamartín or Salamanca, a house with even a small yard comes with a sky-high price tag, putting it out of reach for the average person. Most people look to the towns on the outskirts of Madrid, such as Las Rozas and Majadahonda to the north, or Getafe and Leganés to the south. The northern areas boast a better environment and well-established communities, with semi-detached villas starting at around €500,000 and detached ones generally going for €800,000 or more. Prices in the southern suburbs are more affordable, where you can find a decent semi-detached house for €300,000-€400,000.
Barcelona and Surrounding Areas
The situation in Barcelona is similar to Madrid, with villas within the city limits being rare and expensive. People usually turn their attention to the surrounding coastal towns or inland mountain areas. Places like Castelldefels and Sitges, known for their beautiful scenery and proximity to the sea, are very popular with international buyers, and detached villas there can easily exceed €1 million.
