Now that we have our residency, my family is planning to move from our city center apartment to a villa with a yard. We’re looking for some fresh air and more space for the kids to run around. I’ve spent months researching the villa market in Madrid, and it’s quite a complex landscape. Prices range from hundreds of thousands to over ten million euros, and choosing an area can be overwhelming. So, I’m starting this post to share the information I’ve gathered, and I’d also love to hear your experiences and opinions, especially about [luxury villas in Madrid].
Overview of Core Area Prices
Villas in Madrid are mainly concentrated in the northern and northwestern suburbs. These areas boast great environments and established communities, but they are also the most expensive. I’ve compiled some information on the most popular areas I’ve looked into:
La Moraleja / El Soto de la Moraleja: The top exclusive neighborhood, without a doubt. It’s where celebrities and football stars live. Detached villas here generally start at one million euros, featuring large plots with gardens and pools as standard. Townhouses are relatively cheaper but still upwards of €800,000. The pros are the top-tier community environment and abundant international schools; the con is… the price.
Pozuelo de Alarcón / Aravaca: Another traditional affluent area, very close to the city center, making for an easy commute. There’s a wide variety of villas here, from modern to traditional styles. Prices are a bit more approachable than in La Moraleja, but detached villas are still commonly priced above €1.5 million. This area feels like a more ‘down-to-earth’ exclusive neighborhood, with excellent amenities.
Las Rozas / Majadahonda: These two areas are very popular choices for middle-class and young families. They offer beautiful surroundings, with large shopping centers and natural parks. Townhouses here range from about €600,000 to €900,000, and you can find decent detached villas for around one million euros. The value for money is relatively high, and these are the areas I’m currently focusing on.

It seems that Madrid’s property prices are still at a high point. My personal feeling is that if your budget is under one million euros and you’re looking for a villa in good condition, you’ll find more opportunities by focusing on areas like Las Rozas, Majadahonda, and Boadilla del Monte.
