For instance, prices surely vary wildly between the outskirts of major cities like Madrid and Barcelona and smaller towns in Andalusia or along the Mediterranean coast. Furthermore, whether it’s a basic model or comes with a pool and garden, and whether it’s newly renovated or an old house, all directly affect the rent.
Key Factors Influencing Villa Rental Prices

1. Location
This is definitely the number one factor. In affluent areas in the north of Madrid, like La Moraleja and Pozuelo de Alarcón, rents are staggeringly high; four to five thousand euros a month is common. The situation is similar in areas around Barcelona, such as Sant Cugat del Vallès. However, if you move further out, for instance to the south of Madrid or to more distant satellite towns, prices become much more affordable. Around second-tier cities like Valencia or Málaga, you get much better value for your money.
2. Property Condition and Size
Is it a brand-new, modern villa or a decades-old house? How large is it? How many rooms does it have? Does it have a private pool, a large garden, a garage? These are all tangible assets that add to the value and, therefore, the price. A swimming pool, in particular, has high maintenance costs, so properties with one are usually significantly more expensive.
