I’ve been keeping a close eye on the property market lately, especially detached houses on the outskirts of major cities. It feels like the post-pandemic price surge was quite intense, but things seem to be shifting recently. Does anyone else feel the same? I wanted to start a thread to chat about this topic and exchange some information.
Overall, the pandemic has certainly changed many people’s perspectives on living. Everyone wants more space, a yard, and a better environment, which directly pushed up the prices of villas around the cities. However, since last year, the European Central Bank’s continuous interest rate hikes have caused mortgage rates to soar, pouring cold water on the market. Many friends around me are facing increased mortgage pressure, and their home-buying decisions have become more cautious.
Price Observations in Major Cities
Based on data from several major property websites, I’ve put together a brief overview of Spanish villa prices for detached or semi-detached homes in a few popular areas, just to provide a quick reference. Of course, actual prices vary significantly based on location, age, and condition, so this is just a general overview.
| City/Area | Average Price |
| Madrid | Approx. 3,800 - 4,500 |
| Barcelona | Approx. 3,900 - 4,800 |
| Valencia | Approx. 1,800 - 2,500 |
| Malaga | Approx. 2,500 - 3,200 |
The data shows that prices in the traditional affluent areas around Madrid and Barcelona remain strong, with almost no decrease. In contrast, coastal second-tier cities like Valencia and Malaga, which saw rapid price hikes previously, are now showing some signs of prices softening. For those on a limited budget, it might be worth paying more attention to opportunities in these places.

My personal feeling is that the market is currently in a transitional period from a frantic surge to gradual stabilization. The high interest rates have indeed deterred some speculators and first-time buyers, but the scarcity of quality properties in prime locations makes it hard for their prices to drop. What do you all think the next few months will look like? Should we continue to wait and see for interest rates to fall, or should we act decisively when a suitable property comes along? I welcome fellow community members and property experts to share their views!
