Hello everyone, I’ve recently settled down in Barcelona and finally have my own place. However, this comes with all sorts of bills and tax issues, and trying to figure them all out has been giving me a headache. Especially the annual property tax, known as IBI (Impuesto sobre Bienes Inmuebles). It seems like every friend I ask pays a different amount. I’ve spent some time looking into it and wanted to share what I’ve found for others who might be just as confused. I also welcome corrections and additional tips from more experienced folks!

How is IBI Actually Calculated?
Simply put, the formula for IBI is: Property Tax = Cadastral Value × Municipal Tax Rate. It sounds simple, but the devil is in the details.
1. Cadastral Value (Valor Catastral)
This isn’t the purchase price or the market value of your property. Instead, it’s an administrative valuation assessed by the government’s Cadastre office. This value is usually significantly lower than the market price. It takes into account both the value of the land and the construction, considering factors like the property’s location, size, age, and build quality. You can look up your property’s Valor Catastral on the Cadastre’s official website, or find it listed on your previous year’s IBI bill.
2. Municipal Tax Rate
This rate is more complicated because it’s determined by each individual municipal council, which is why the IBI rate varies from city to city in Spain! Furthermore, for Spanish property tax, the law only sets a range; the exact rate is decided by the local government. Generally, the rate for urban properties falls between 0.4% and 1.1%. This explains why someone with a large villa in the suburbs of Madrid might pay less IBI than someone with a small apartment in central Barcelona.
Are There Big Differences in Rates Between Regions?
Yes, very big
! I found some approximate data for provincial capitals online to give you a general idea. However, please note that these rates can be slightly adjusted each year, and you can learn more about [checking property tax details]
online. Additionally, the Spanish IBI property tax can vary between different municipalities within the same province. For the exact amount, you’ll always need to refer to your own tax bill.
| Provincial Capital | Approximate Rate |
| Madrid | Approx. 0.456% |
| Barcelona | Approx. 0.66% |
| Valencia | Approx. 0.723% |
| Sevilla | Approx. 0.676% |
| San Sebastián | Approx. 0.227% |
| Lleida | Approx. 0.967% |
As you can see from the table, cities like San Sebastián have very low rates, while others like Lleida and Tarragona are relatively higher. Therefore, when buying a property, the cost of IBI is definitely an important factor to consider in addition to the purchase price. Also, some city councils offer reductions, for instance, for large families (familias numerosas) or for subsidized housing (VPO - Vivienda de Protección Oficial). If you meet the criteria, you can apply for a discount. I hope this information is helpful. Feel free to discuss further!
