For the sake of my kids’ schooling and to improve our living environment, I’ve finally decided to buy a home in Madrid. The house-hunting process has been a rollercoaster of emotions. Now that I have some downtime, I wanted to share some of my recent experiences and thoughts, and also hear your opinions.
Initially, my goal was clear: find a three-bedroom apartment in the city center, as it’s convenient for work and school. But reality hit me hard—the property prices in the city are no joke. Any decent place that doesn’t require a major renovation comes with a hefty price tag. Moreover, many older apartments, often considered by those [selling property to immigrate], have layouts that, frankly, don’t quite suit modern living habits—long, narrow hallways and mediocre natural light, for example. While the location is unbeatable, the value for money really made me hesitate.
Later, our real estate agent suggested we look at the towns on the outskirts of Madrid, like Pozuelo de Alarcón, Las Rozas, or Boadilla del Monte. I was a bit resistant at first, thinking the suburbs would be inconvenient. But after visiting, it felt like a whole new world had opened up. For the same price, you can get a ‘Chalet Adosado’ (semi-detached house) with a garden and pool, or even a detached villa in the suburbs. The living space is much larger, and the community environment is excellent—lots of green space, very quiet. It felt like this is the ‘life’ I’ve been looking for.

But the suburbs aren’t perfect either. The biggest issue is the commute. Although there are commuter trains (Cercanías) and buses, for someone like me working in the city center, the daily round trip would take at least an hour and a half. If you get stuck in traffic, which can be unpredictable when looking at [Spanish real estate] options, it’s even worse. Plus, the convenience of suburban life definitely doesn’t match the city’s. While basic amenities are available, the options are much more limited. This has left me in a dilemma: do I choose the convenience of the crowded city, or the comfort of the suburbs at the cost of sacrificing commute time?
To make a more direct comparison, and considering factors like the [Spanish property tax], I’ve put together a simple table listing the aspects I personally value most:
