Hi everyone, I’ve been a lurker for a long time and this is my first time posting for help.
Lately, house hunting in Barcelona has become quite exhausting. My family and I are looking to buy a small apartment for ourselves in the Eixample or Gràcia area. I initially thought I could handle it by doing my own research and visiting various agencies, but I’ve realized there are so many complexities involved. Things like getting a mortgage approved, verifying the property’s legal status, and calculating all the different taxes are incredibly challenging for foreigners like us, especially since our Spanish isn’t fluent. It feels like we’re playing on hard mode.

So, after discussing it, we’ve decided we need to hire a professional real estate consultant. We’re not looking for an agent who’s just focused on a quick sale or pushing problematic properties. Instead, we hope to find a true advisor who will represent our interests as buyers, offer expert advice, perform due diligence, and guide us through the entire process. Ideally, they should be knowledgeable about the whole purchasing process for foreigners, including familiarity with various Spanish real estate platforms, and be able to help us with all the tedious but crucial tasks like getting our NIE, opening a bank account, applying for a mortgage, and handling the property transfer.
What we expect from the consultant:
- Professional Experience: In-depth knowledge of the Barcelona property market, especially in the Eixample and Gràcia districts. Must be able to accurately assess property values and identify potential risks.
- Trustworthy and Reliable: Puts the client’s interests first, rather than rushing a commission. Should have strong professional ethics and a good reputation.
- Communication Skills: Fluency in both English and Spanish would be ideal for seamless communication, with the ability to clearly explain complex legal and tax terms.
- Comprehensive Service: Able to provide end-to-end service, from property viewings and negotiations to mortgage assistance and final closing, making the process as stress-free as possible for us.
Key Responsibilities of the Consultant
We expect the consultant to handle the following, though the specific scope of services can be discussed in more detail.
| Task Category | Specifics |
| Property Sourcing & Evaluation | Find suitable properties based on our requirements and provide professional value assessments and risk analysis. |
| Legal & Document Review | Review key documents such as the property registration certificate (Nota Simple), certificate of occupancy (Cédula de Habitabilidad), building inspection reports (ITE), and other relevant Spanish property information. |
| Price Negotiation | Represent us in price negotiations with the seller to secure the most favorable terms. |
| Process Assistance | Provide full assistance with the mortgage application, contract signing, notary process, and, unlike the process for renting in Spain, the final property registration. |
My eyes are blurry from all the house hunting, and I sincerely hope to find a reliable professional or get some advice from friends with relevant experience here. If you are the person we’re looking for, or if you have an excellent recommendation, please reply to this post or send me a private message! We can meet for a coffee to discuss the details. Regarding compensation, we’re open to a service fee or a reasonable commission rate. As long as you’re professional and reliable, everything is negotiable. Thank you all in advance!
