I’ve been house hunting in Valencia for a while now. After looking at apartments in the city center, I’ve found them a bit too small, especially with kids. So, I’ve started looking at detached houses (chalets) in the suburbs. My search has mainly focused on L’Eliana and Bétera, two areas to the northwest. Both have their pros and cons, and I’m finding it hard to choose. I wanted to post this to share my thoughts and get some advice from you all.
The Charm of L’Eliana: A Mature Community
My first impression of L’Eliana is that it’s a very “mature” community. The area is well-organized with excellent green spaces, full of parks and gardens. The amenities are fantastic; international schools, supermarkets, a wide variety of restaurants, and shops are all readily available. It feels like if you were buying property in Valencia and lived here, you could manage most daily errands without a car. In terms of transport, Metro Line 2 provides a direct link to Valencia’s city center, making commuting easy. However, because it’s so well-established, property prices are relatively high, and many houses are older, which might require a significant budget for renovations.

Bétera: Embracing Golf and Nature
Bétera, in contrast, feels a bit “wilder” and closer to nature. It has many golf courses, like the top-notch Club de Golf Escorpión. There are also many new developments (urbanizaciones), so you can find newer, modernly designed houses at prices slightly more affordable than in L’Eliana. The downside is that the amenities don’t seem as concentrated as in L’Eliana, and a car is essential for getting around most places. Although it has Metro Line 1, some of the desirable residential areas are quite a distance from the stations. It seems better suited for those who enjoy peace and quiet, love outdoor activities, and don’t mind driving, especially if they are looking for new builds in Valencia.

If you have a sufficient budget and prioritize convenience and good school districts, L’Eliana is probably a safe bet. However, if you want a newer house with more space and enjoy the freedom of driving, Bétera might offer better value for money considering the current Valencia property prices.
