I’ve been looking at properties in Bilbao lately, and it feels like the city is really gaining traction. People used to think of it as just an industrial city, but it’s completely different now. Since the Guggenheim was built, the entire city has been revitalized, and the quality of life has visibly improved. So, I wanted to start a thread to chat with others who are also interested in Bilbao’s real estate market and share the research I’ve done and some of my personal opinions.
What’s the Current State of Bilbao’s Housing Prices?
Overall, property prices in Bilbao are definitely not cheap for Spain, as it’s a major economic hub in the north. According to recent data from Idealista in these [Spanish property rankings], the average price hovers around €3,000 per square meter. Of course, location is everything. In central areas like Abando and Indautxu, newer apartments can go for €4,000 or even €5,000 per square meter. If you move a bit further out to neighborhoods like Deusto or Uribarri, the prices become more accessible, typically ranging from €2,500 to €3,500 per square meter, with more options available.

Personal Take on a Few Popular Neighborhoods
I’ve spent some time researching a few areas and made a simple comparison table. These are just my personal opinions, so feel free to add your own!
| Area | Pros | Cons | Best for |
| Abando/Indautxu | City center, extremely convenient for transport and daily life, commercial hub | Highest property prices, relatively crowded streets, difficult parking | Young professionals or families with a good budget seeking convenience |
| Deusto | Near the university, vibrant atmosphere, well-equipped with amenities, moderate prices | High student population; some areas can be noisy at night, which is a factor to consider for any Spanish real estate investment. | Young people, students, or university faculty |
| Casco Viejo | Old Town, full of charm, packed with small shops and bars | Buildings are generally older, many without elevators, narrow streets | Buyers who love a historic and lively atmosphere and don’t mind older buildings |
| Santutxu/Begoña | A local residential area with an authentic feel, relatively cheaper prices | A bit far from the city center, fewer tourists | Families looking for value and to integrate into a local community |
Personally, I’m leaning towards Deusto. It feels like the perfect balance of convenience and value for money. It’s just across the bridge from the city center, has everything you need within the neighborhood, and the riverside area is getting better and better. Of course, the final decision always comes down to individual needs and budget.
Lastly, buying a property is a major decision, especially in a city you’re not entirely familiar with. The key is to see many places and compare them. I feel that Bilbao’s property market is quite healthy, unlike some coastal cities that have a lot of speculative bubbles. The demand here is mostly from people buying to live in, which makes the market for Spanish housing prices relatively stable. Is anyone else looking at properties in Bilbao or has already bought one? Please share your experiences and thoughts! Especially about the properties in the Old Town—are there many pitfalls with those century-old buildings?
