Hello everyone, I’m new to Barcelona and have recently started thinking about buying a property. During the house-hunting process, I got completely confused by all the different taxes agents were mentioning—ITP, IVA, AJD, IBI… it was overwhelming. I’ve spent some time researching and have compiled a guide to the main Spanish property taxes involved in buying and owning property in Spain. I’m sharing this with fellow house-hunters who might be feeling lost, hoping it helps clarify things and save you some trouble.
Taxes During the Property Purchase
First things first, it’s crucial to understand that the taxes for buying a new build property versus a resale property are completely different! You must be clear on this. Simply put, it’s an ‘either-or’ situation: you either pay VAT or Property Transfer Tax.
New Build Properties
If you’re buying a brand-new home directly from a developer, you’ll mainly deal with two taxes on your [Spanish property taxes]:
- Value Added Tax (VAT or IVA in Spanish): The current rate in most regions is 10%. For example, on a new €500,000 property, the VAT alone would be €50,000. This is a national tax paid directly to the tax agency.
- Stamp Duty (AJD - Actos Jurídicos Documentados): The rate for this tax varies by autonomous community, typically ranging from 0.5% to 1.5%. Using the same €500,000 property, a 1.5% AJD would amount to €7,500. While not as high as VAT, it’s still a significant cost.
Resale Properties
Buying a resale property is simpler, as you only need to pay one main tax:
- Property Transfer Tax (ITP - Impuesto sobre Transmisiones Patrimoniales): This tax rate is also set by each autonomous community and varies widely, usually between 6% and 10%. For example, in Catalonia, the rate is progressive, meaning it increases with the property price. In the Community of Madrid, it’s a flat 6%. Therefore, the ITP can differ significantly depending on where you buy.

Taxes During Property Ownership
Once you’ve bought the property, you’ll have to pay annual ownership taxes, which represent a major long-term expense. The main one is the well-known IBI.
- Real Estate Tax (IBI - Impuesto sobre Bienes Inmuebles): This is the local property tax, similar to council tax. It’s an annual tax collected by the local council (Ayuntamiento) where your property is located. The tax is calculated based on the ‘Valor Catastral’ (cadastral value), which is an official valuation that is usually much lower than the market price. Each council sets its own tax rate, typically between 0.4% and 1.1%. For example, if a property has a cadastral value of €100,000 and the Spanish property tax rate for IBI is 0.8%, you would pay €800 per year. This money funds local public services like street cleaning, lighting, etc.
I’ve created a simple table to help you quickly compare the main transaction taxes for new build and resale properties, so you have a clearer idea of the costs.
| Tax Type | Applicable Property | Tax Rate Range |
| VAT (IVA) | New Build | Fixed 10% |
| Stamp Duty (AJD) | New Build | 0.5% - 1.5% |
| Property Transfer Tax (ITP) | Resale | 6% - 10% |
When buying property in Spain, taxes are a crucial part of your budget that you absolutely cannot overlook. I recommend asking about the specific taxes and their rates while you’re viewing properties to accurately estimate the total cost. I hope this guide is helpful! And for anyone with experience, please feel free to add your own tips or corrections!
