Hello everyone, I’ve been house-hunting nonstop recently, and my head is spinning. I thought I’d come to the forum to share a few projects I’ve been looking at and get your opinions. Just to be clear, this is purely my personal research and sharing—I’m not a real estate agent! My main goal is to offer some ideas to fellow house-hunters, and I’d welcome any advice from the experts here.
New Development Opportunities in Barcelona
We all know how Barcelona’s property prices are, and the city center is just prohibitively expensive. I’ve shifted my focus to areas that are well-connected but not so central, like Poblenou and Sant Martí. I recently came across a new development that’s not far from the beach and offers an easy commute, which I find very appealing.

This project mainly features 2-3 bedroom apartments with a modern design, including balconies and a communal pool. One thing I particularly like is its high energy efficiency rating, which means future savings on electricity and gas bills. The price, of course, isn’t cheap, but compared to the city center, it offers much better “value for money”. It seems ideal for young families who value quality of life and need to consider their work commute.
Discovering Value in Valencia
If your budget for [buying property in Spain] is limited, or if you’re more focused on investment returns, I think Valencia is definitely worth a closer look. There have been many new projects cropping up near the Ciutat de les Arts i les Ciències recently. The environment here is great, with plenty of green spaces, and the city has significant development potential, with many reputable Spanish developers active in the area. I’ve been focusing on a project near Turia Park, where the living environment is simply unbeatable.
I’ve made a simple comparison table to make it easier to see:
| City | Area | Approx. Avg. Price/m² | Advantages |
| Barcelona | Poblenou | 5,500 - 7,000 | Close to the beach, many tech companies, mature community |
| Valencia | Near City of Arts and Sciences | 3,000 - 4,500 | Beautiful surroundings, significant price advantage, high potential for appreciation |
As you can see from the table, Valencia’s price advantage is very clear. For the same budget, you can buy a larger and newer property in Valencia. For those who work remotely or aren’t set on living in Barcelona, Valencia is an excellent choice. Moreover, Valencia’s international profile has been growing in recent years, with an increase in tourists and permanent residents. From an investment perspective, this points to promising future rental yields and property appreciation, a key consideration for things like the [Spain’s Golden Visa program].
House-hunting is both physically and mentally demanding. My takeaway is that there’s no perfect home, only the one that’s most suitable for you. The key is to clarify your core needs: are you looking for a comfortable place to live or for investment returns? Is being in a good school district more important, or is convenient transportation the priority? Figuring these things out will give you a clearer direction when you’re viewing properties. Has anyone seen any good projects lately? Feel free to share and discuss!
