I’ve recently settled in Spain and am now thinking about buying a house. I’ve been browsing listings on Idealista and Fotocasa, but the information feels very disorganized. Some photos are incredibly flattering, but the actual property is a completely different story. Plus, it seems many listings are posted by private owners or small agents, and communicating with them feels a bit uncertain. It’s also hard to know which Spanish real estate agencies are legitimate.
So I wanted to ask everyone: when buying a property in Spain, is it better to find listings on your own, or is it more reliable to go directly to a large chain agency? If you recommend using an agency, do you have any suggestions? I often see the green signs of Tecnocasa and the red and blue ones of Remax on the street, as well as the golden signs of Century 21. They all look like big companies, but I have no idea about the quality of their service or their fees.

My main concerns are the authenticity of the listings, price transparency, and whether there are any hidden pitfalls in the subsequent procedures. Buying a house is a huge step, and my Spanish and knowledge of the law are still basic, so I’m terrified of being ripped off by a bad agent who takes the fee without getting the job done. I’ve read online that some agents might charge a commission from both the buyer and seller or hide defects in the property. Just thinking about it gives me a headache.
