I’ve been researching the Spanish property market recently, as I’m planning to settle down here, so I’ve been paying close attention to the data from different autonomous communities. I initially assumed that Andalusia or Catalonia would have the highest sales volume, given their reputation. However, after checking the latest data from Spain’s National Statistics Institute (INE) and the Property Registrars, I found a result that was both surprising and logical: the Valencian Community has quietly climbed to the top, becoming the number one region for property sales in all of Spain!
This came as quite a surprise. Although I do have quite a few friends who have moved to the Alicante area, I didn’t realize the overall Spanish property sales figures were this impressive. I took a deeper dive into the data, and this ‘number one’ status isn’t just an empty claim—it’s a solid fact, having truly surpassed traditional hotspots like Andalusia, Catalonia, and Madrid. It feels like the Valencian Community has been a ‘hidden gem’ that more and more people are discovering in recent years.

Why Valencia?
After a closer look, I believe there are several key reasons why the Valencian Community has surged to the top of the list:
Significant Price Advantage
This is the most crucial factor. Compared to the sky-high property prices in Madrid and Barcelona, the prices in the Valencian Community are much more affordable. Whether you’re looking in the capital city of Valencia, the coastal city of Alicante, or even Castellón, you can find a decent property with a relatively reasonable budget. For average working-class people like us, this is a huge draw. I’ve created a simple table to compare the approximate average prices in a few popular cities, just to give you an idea:
| City | Average Property Price |
| Madrid | Approx. 4,300+ |
| Barcelona | Approx. 4,100+ |
| Valencia | Approx. 2,300+ |
| Alicante | Approx. 1,800+ |
Quality of Life and Value for Money
In addition to the attractive property prices which are boosting Spanish property sales, the cost of living is also a major advantage. The Valencian Community offers not only sunshine, beaches, and delicious food but also well-developed urban infrastructure and public services. The pleasant climate, with sunny days for most of the year, is a paradise for those tired of the rainy weather in the north. Getting a quality of life that is on par with, or even better than, major cities for less money—it’s a calculation that makes sense to everyone.
The Push from Foreign Buyers
Finally, the influx of foreign buyers has also played a significant role. Data shows that the Valencian Community is one of the most popular destinations for foreign investors, especially those from the UK, Germany, and Nordic countries. They are drawn to the region’s climate and excellent value for money. The large number of international buyers naturally boosts the overall transaction activity in the area. So, if you buy a property here, your neighbors could be friends from all over the world, making it a very culturally diverse environment. All in all, this data has been incredibly insightful for me, and I’m planning to focus my property search on the areas around Alicante and Valencia. I was wondering if there are any forum members living there who could share their real-life experiences?
