Honestly, Málaga’s popularity has visibly skyrocketed in recent years, and property prices have risen accordingly. However, compared to Madrid and Barcelona, it feels like there’s still room for growth.
How to Choose an Area in Málaga?
This is definitely the most challenging question. I’ve mainly looked at a few areas, and here are my brief impressions:
- City Center & Surrounding Areas: The pros are convenience—you step out to all sorts of restaurants, shops, and attractions, and there’s a rich cultural atmosphere. The cons are also obvious: it’s
noisy, crowded with tourists, properties are generally older, and finding a parking spot is a real battle. It’s more suitable for young people who enjoy a lively atmosphere and don’t mind old buildings, or as a rental investment, considering the Málaga property prices.
- East District (Este): This is a traditional affluent area and a residential zone for locals. The environment is excellent, quiet, close to the beach, and has many good international schools. The quality of housing here is generally high, but the prices are also among the highest in the city. New developments are rare; most properties are resale.
- West District (Carretera de Cádiz): This is the most densely populated area and where new development projects are concentrated. The pros are more affordable prices, a wider selection of new homes, and convenient transportation, including a metro line. The cons are the high population density and an overall environment that isn’t as nice as the East. Many newly arrived families consider this area for its value for money.

What Are the General Price Ranges and Property Types?
I’ve compiled some information from recent property listings to give you a clearer picture. Of course, this is just a general range; the specific price depends heavily on factors like the floor level, orientation, and age of the property, so take it as a reference only.

I feel that Málaga’s property market is quite healthy, offering both city-center apartments suitable for investment and larger suburban homes perfect for families.
